About the Role
The Maintenance Coordinator manages the day-to-day maintenance workflow,
ensuring vendors are dispatched efficiently, estimates are received, and work is
completed on time and within budget. This role serves as the main point of contact
of coordination between Property Managers, vendors, owners, and internal team.
• Hourly rate: $1,200
• Working hours per week: 40
• Preferred work schedule (e.g., Monday – Friday, business hours or alternative schedule): Monday through Friday
• Benefits: Paid US holidays
Responsibilities
• Oversee the full work order lifecycle from intake to completion
• Dispatch vendors based on trade, location, and SLA
• Review, compare, and submit estimates for approval
• Ensure vendors meet response and completion timelines
• Track and enforce vendor performance standards
• Coordinate unit turns with leasing and operations
• Review and approve invoices for accuracy and scope completion
• Handle escalated maintenance issues
• Identify recurring repairs and recommend long-term solutions
• Train and support Maintenance Assistants
Requirements
• 3-5+ years in property management maintenance coordination
• Experience in Property Management is a must.
• Strong experience managing third-part vendors
• Excellent multitasking and prioritization skills
• Experience with AppFolio or similar
• Strong cost-control mindset
